Financing and Sales Conditions
It is NOT possible to obtain a mortgage for this Tiny House. Buyers must therefore have their own funds or use another form of financing, such as a personal loan.
Ownership & location
The purchase price applies to the Tiny House itself. The home becomes your full property. The Tiny House is situated on land owned by Stichting Minitopia, where the ground is rented. The land lease agreement has a fixed end date: October 1th 2034. In some cases, this period may be extended if the landowner receives approval from the municipality of Valkenswaard, but this cannot be guaranteed in advance. In practical terms, this means that you own the home, not the land. Should the lease period come to an end, your Tiny House simply moves with you to a new location. The home is designed for flexibility, allowing you to retain your investment while embracing a mobile way of living. More information about living at Minitopia and this location can be found at the website of Minitopia.
Layout
Ground Floor – Spacious kitchen, Cozy Living Room and Luxury Bathroom
What a warm and inviting space with wooden walls and a beautiful wood-look laminate plank floor. There is an expandable table with comfortable chairs and space-saving seater trunk in front of the garden window, and a cozy seating area with cushions maximizes use of the space under the stairs.
The kitchen is beautifully designed with blue-painted wood cabinets and granite countertop, fully equipped with a dishwasher, cooktop, and microwave. Thanks to the complete setup, you can start cooking and enjoying the space immediately, without having to buy anything. The bathroom is an absolute showstopper: a freestanding bathtub, toilet, and sink, surrounded by marble-look walls made of water-resistant material.
First Floor – 2 Bedrooms and Additional Sanitary Space
A staircase leads to a hallway with two bright and cozy rooms. One is currently used as a guest room but it could easily serve as a children’s bedroom. The master bedroom has a practical niche for a built-in wardrobe, and both rooms are closed off with beautiful wooden sliding doors. On this floor, there is also an additional sanitary space with a toilet, sink, and laundry facilities. The high ceilings create a sense of openness and offer ample opportunities for extra storage or custom solutions.
Allocation Process
The property will be awarded to the buyer offering the best overall conditions. In addition to the purchase price, a quick acceptance date and a clear motivation are key factors. Before signing the purchase agreement, a getting-to-know-you meeting will take place with Stichting Minitopia and the residents of Tiny Wedert. These meetings will assess whether you are a good fit for the community.
Preference will be given to buyers who:
Actively want to contribute to the community;
Are engaged in the social life within the community;
Choose a sustainable and environmentally friendly lifestyle.
To express your interest, please submit a motivation letter along with your offer, explaining why you are a good fit for this living project.
