Smart, bright, and surprisingly spacious living

This stylish Tiny House (12 × 3.4 meters external dimensions, 4 meters high) demonstrates how comfortable and complete compact living can be. With an internal size of 11.25 × 3 meters, every square meter has been carefully and thoughtfully designed. The result is a home that feels spacious, enjoys abundant natural light, and is fully equipped with modern conveniences.

The exterior is finished with thermally modified wood. All window frames are hardwood and fitted with HR++ double glazing. All tilt-and-turn windows are equipped with insect screens and can be securely locked. The exterior doors feature SKG*** certified locks.

Living Room – Light, warmth, and flexibility

The living room (approximately 15 m²) forms the warm heart of the home. Thanks to the large windows and sliding doors, the space feels open, bright, and connected to the outdoors.

The built-in corner sofa, with four spacious drawers underneath, is not only a comfortable seating area but can also easily be converted into a full-sized double bed. The dining area consists of a fixed bench with storage underneath and a cleverly extendable table: compact for everyday use, yet large enough to comfortably seat four people for dinner.

For atmosphere and warmth, there is a wood-burning stove. The primary heating system is smart electric heating. The floor-to-ceiling shelving unit extending up to the roof ridge provides ample storage space and enhances the spacious feel of the interior.

Kitchen – Fully equipped and seamlessly integrated

The kitchen is located beneath the sleeping loft, has a ceiling height of approximately 2.10 meters, and covers around 9 m². It is fully equipped and practically designed, featuring four spacious drawers.

The kitchen appliances include: a dishwasher (Siemens), a four-burner electric cooktop (Siemens), an oven (Siemens), and a fridge-freezer combination (AEG). Mechanical ventilation ensures a pleasant indoor climate while cooking.

The oven, washing machine, and waste bin are neatly integrated into the cabinetry, creating a clean and uncluttered appearance. A long wall of cabinets provides pantry storage and five large drawers. Two spacious wardrobes are also cleverly integrated here.

Bathroom & Toilet – Compact yet comfortable

The bathroom is efficiently designed and fitted with a shower, sink, electric heating, and an infrared mirror. Mechanical ventilation provides proper airflow. The toilet is located separately in the hallway, offering additional comfort and privacy.

Sleeping Loft – Smartly designed

The sleeping loft is accessed via the staircase and has a height of approximately 1.4 meters. Dormer windows on both sides make the loft feel bright and spacious.

The loft features a double bed measuring 2.00 × 1.60 meters, alongside a separate toddler mattress measuring 1.20 × 0.60 meters. Four overhead storage cabinets are installed on one side and one cabinet on the other side (due to the toddler mattress). At the head of the bed there is an extra-large overhead storage cabinet. If the toddler mattress is removed, two additional overhead cabinets can be reinstated.

Hallway & Storage Space – Everything has its place

The hallway has been optimally designed with a wardrobe integrated into the staircase. Additional drawers and cabinets are built into the stair steps, ideal for shoes, coats, and other belongings. Above the toilet there is a practical storage loft for items not used daily.

The utility cabinet is accessible from outside and contains a 100-liter smart electric boiler and the solar panel inverter. A total of 10 solar panels are installed on the roof. The entire house is fitted with PVC flooring.
